Quick answer
Most bathroom leaks come through cracked or porous tile grout and gaps around the floor drain, pipes and fittings. Without removing tiles, rake out the old grout, re-grout with an epoxy grout such as SikaCeram-850 Design and seal gaps around fittings with Sikaflex sealant. If water is coming through the slab itself, the tiles must come up: apply two coats of SikaTop-107 Seal to the floor and 30 cm up the walls (higher in the shower), then re-tile with a polymer tile adhesive such as SikaCeram-205.
Common causes
- Cement grout that has cracked or washed out, letting water under the tiles
- Gaps around the floor drain (nali), pipes, taps and the commode base
- No waterproofing layer under the floor tiles
- Leaking concealed pipes inside the wall or floor
Step-by-step
- 1
Rule out the plumbing
Close all taps and check whether the meter still moves, or ask a plumber to pressure-test. A leaking pipe needs plumbing, not waterproofing.
- 2
Without removing tiles: re-grout
Rake out the old grout to at least 2–3 mm depth, clean the joints, and re-grout with SikaCeram-850 Design epoxy grout, which is waterproof and stain-resistant.
- 3
Seal fittings and the drain
Seal the gap around the floor drain, pipes and commode base with Sikaflex-221 or Sikaflex Construction polyurethane sealant.
- 4
If the slab leaks: remove tiles and prepare
Remove the tiles and screed to the slab, clean it and pre-wet it. Seal the drain and pipe joints first.
- 5
Waterproof the floor and walls
Brush on two coats of SikaTop-107 Seal (about 1 kg/m² per coat) across the floor and 30 cm up the walls, higher around the shower, with the corners reinforced.
- 6
Re-tile
Fix the tiles with SikaCeram-205 (C2TE) or SikaCeram-90 tile adhesive and finish with epoxy or SikaCeram-600 grout.
Always follow the current Sika Pakistan product datasheet for surface preparation, temperatures and curing.

Frequently asked questions
How can I fix bathroom leakage without removing tiles?
Rake out the old grout and re-grout with a waterproof epoxy grout such as SikaCeram-850 Design, then seal the floor drain, pipes and commode base with Sikaflex polyurethane sealant. This fixes most leaks that come through grout and fittings; leaks through the slab itself need the tiles removed and a waterproofing layer applied.
Which chemical is used under bathroom tiles?
A cementitious waterproofing slurry such as SikaTop-107 Seal, applied in two coats over the floor and up the walls before tiling.
Bathroom ki leakage neeche wale kamre mein aa rahi hai, kya karein?
Pehle plumber se pipe check karwayein. Agar pipe theek hai to grout nikaal kar SikaCeram-850 epoxy grout bharein aur nali/pipe ke gird Sikaflex lagayein. Agar phir bhi paani aaye to tiles utaar kar SikaTop-107 Seal ke do coat lagayein aur dobara tile karein.
